These Were the 11 Most Expensive Homes Sold Last Month

IN FEBRUARY, HAR reports that the average sales price for a single-family home approached a whopping $400,000. And at 1.3 months, the inventory — or the time it would take to sell every last property on the market at the current pace, if no other homes were listed — remains historically low, down from 1.5 months in January. “Home sales throughout Houston continue to trend upward despite the challenges posed by limited inventory, record-setting pricing and rising interest rates,” said HAR Chair Jennifer Wauhob with Better Homes and Gardens Real Estate Gary Greene. “We are watching closely to see how the local housing market may be affected this month by surging oil prices and some of the other economic fallout of the Russia-Ukraine conflict."


Nearly $3.5 billion in transactions were completed in February. Contributing to this total sum were a number of luxury homes, which also helped drive up the average sales price to its new record high. Here are the most expensive ones sold last month. An 11,000-square-foot mansion tucked into River Oaks’ Tall Timbers neighborhood off San Felipe may have taken nine months to sell — but with a list price of $7.95 million, it was certainly going to take just the right buyer. The Italiante home boasts floors of 18th-century terra cotta tile and wood reclaimed from the Houston Coliseum, and a backyard that looks pulled from a magazine spread featuring an Italian villa.

842 E. Friar Tuck Ln.This Memorial new build, located just behind First Baptist Church of Houston, was designed by Robert Dame on a generous half-acre of land. It has all the multimillion-dollar-home essentials, like a glass-cased wine room, chef’s kitchen, and ginormous his-and-hers closets in the primary. The six-bedroom home was listed for $6.3 mil and took 140 days to sell.

11526 Raintree Cr.

11526 Raintree Cr. Meanwhile, a $5 million modern home originally designed by Allen Bianchi, and expanded to include a primary-suite addition courtesy of architect Rocio Diaz, flew off the market in just over a month. The light-filled, seven-bedroom property in Piney Point looks like a museum — if a museum has a pantry with an extra refrigerator inside.

3653 Meadow Lake Ln.

3653 Meadow Lake Ln. Another new build, this one in River Oaks and listed for $5 mil, took just shy of two months to sell. With four fireplaces, a game room, a library, a divine primary suite, and a poolside summer kitchen with a sliding glass door, the French-modern estate offers little reason to leave.

3444 Piping Rock Ln.

3444 Piping Rock Ln. Just down the road, a 7,000-square-foot home with a statement-making spiral staircase and beautifully manicured backyard was listed for $4.15 million, and sold after 113 days. A third-floor game room and garage apartment ensure there’s enough room for the whole family to spread out.

7 Wexford Ct.

7 Wexford Ct. Back in Piney Point Village, a backyard oasis was almost certainly the selling point for this 7,700-square-foot manse. The six-hole putting green, bocce court, fire pit and pool are all set among stately oaks. Back inside, a tastefully remodeled living room, kitchen and family room await, along with two wine rooms and a gym.

3712 Darcus St. In Southside Place, a more modest manse built in 2020 lasted just one week before it was sold. For a list price of $3.5 mil, the new owners get an entertainer’s paradise, complete with a cast-stone fireplace, turfed backyard and patio with vaulted ceilings.

A new-construction five-bedroom home off Voss embodies 2022’s vision of farmhouse-chic, with lots of white, black and wood incorporated in custom built-ins and designer light fixtures. 20 Windsor Place

20 Windsor Place In Sugar Land, a sprawling estate situated on two acres backs up to the Sweetwater Country Club. Also designed by Robert Dame, the 10,000-acre home with imported stone, granite and custom woodwork was listed for $3.5 million.

15 Estancia Place

15 Estancia Place Meanwhile, up in Spring, a similarly sized home on 1.65 acres backs up to the Carlton Woods golf course. Unique architectural details in this 2009-built mansion include Mediterranean arches and wood beams, and a pool area touts a wet bar and fireplace for outdoor entertaining.

6803 Whitehill Ln.

6803 Whitehill Ln. Finally, in Richmond’s Rolling Creek neighborhood, another two-acre lot with a 10,000-square-foot brick-and-stone mansion took about two months to sell. The $3.3 mil home has cozy, warm details like leathered-granite counters, stone fireplaces — and even a pizza oven outside, where the verdant backyard seems to go on forever.
