2021 in Review: The Most Expensive Homes Sold All Year!

EACH MONTH, HAR releases a list of the most expensive homes (per square foot) sold in Houston the month prior. It’s a fascinating window into the market — as well as how the other half lives. As inventory fell to record lows and prices soared sky-high, Houston’s luxury sector did quite well in 2021, likely helping to drive up the year’s average list price by tens of thousands compared to 2020 (the full-year report is set to be released later this week).

Here’s the crème de la crème — the 10 most expensive homes sold in 2021.


832 Kuhlman Road It took nearly 300 days to sell, but the wait was worth it, as this Memorial-area mansion comes in at number-one. Listed for just shy of $11 million, the six-bed, 10-bath property — spread across three buildings, including a nearly 12,000-square-foot main home — sits on two acres near Duchesne Academy. Contemporary design elements are coupled with traditional finishes to create a one-of-a-kind, grand-scale estate; the vaulted ceilings in the kitchen and owner's suite are especially stunning. It closed in May.

3024 Del Monte Dr. A new-construction home in River Oaks, with interiors by Houston’s Contour Design — showcasing the ultimate classic-meets-contemporary aesthetic — was listed for $9.5 mil and sold in July. The 10,000-square-foot, Paris-inspired manse has four fireplaces, dual master closets, a wine room, a game room with full bar, and everything else that seemingly comes standard in multimillion-dollar new builds these days.

25 West Lane River Oaks’ classic red-brick Georgian look is on full display at this property, which took a little over a month to sell, closing in October. The home is situated on 1.3 acres of impeccably manicured grounds, including a sunken garden and resort-worthy pool and pool house. Some of the hidden-gem details? Beverage drawers installed next to the fridge in the kitchen, where each corner cabinet has a lazy susan installed, as well.

721 Ourlane Circle With eight bedrooms and garage space for 12 cars, it's safe to say there's plenty of room at this 12,000-square-foot estate in Memorial, which took less than two weeks to sell. Built in 2020 and sold in March 2021, the French-inspired manor, listed for just under $10 mil, features a showplace of a main kitchen, along with a catering kitchen and a summer kitchen. Also find a gym, game room and thousand-bottle wine cellar. The new owners never need to leave!

1721 River Oaks Blvd. On the market for just a day in January, this red-brick mansion on River Oaks Boulevard was listed for $8.75 mil. Framed by oak trees, the six-bedroom home and adjoining three-car garage (and two-bedroom apartment) come with plenty of old-world charm, from a wood-paneled library to a sprawling master suite with a stunning fireplace.

30 Willowend Drive A Robert Dame-built, Benjamin Johnston-designed home in the Memorial Villages sold the same day it hit the market in September. Boasting a prime location across from the Houston Racquet Club and backing up to the bayou, the new-construction employs a unique combo of design elements, fusing Mediterranean materials and contemporary flourishes. It listed for $7.6 mil.

99 W. Grand Regency Meanwhile, beautiful suburban homes have never been more popular among buyers, many of whom don’t feel as wedded to the inner-city as they did before Covid. Houses in The Woodlands were snatched up quickly in 2021, such as this one, listed for $7.5 mil and placed under contract after just a couple weeks in August. It has three dwellings on-property, including a 2,000-square-foot guest house and a 6,000-square-foot carriage house.

3812 Willowick It took just under a year to find the perfect buyer for this entertainers'-dream home in River Oaks, listed for $8 mil and sold in March. Situated on a wooded acre, the six-bedroom house boasts a home theatre, paneled library, formal living and dining areas and a third-floor guest suite.

701 Saddlewood Lane A new build in Memorial, this 10,000-square-foot manse was listed for $7.25 million, complete with two owner's suites, two utility rooms, three bars, four staircases — and a made-for-her vanity area with a champagne bar. Plus: A resort-worthy pool, and walls literally designed to showcase art? Yes, please. It also closed in March.

3433 Westheimer Rd. The River Oaks high rise’s Penthouse Three West has more than 6,000 square feet of living space and an additional 1,000 square feet of balconies. It was on the market for a year and a half, listed for $8.5 million and eventually closing in October as the 10th-most-expensive property sold in Houston last year.
