Memorial Mansions Dominate List of Most Expensive Homes Sold in December

23 W. Rivercrest Dr. sold for $4.5 mil

WITH AVERAGE LIST prices up by $40,000 compared to December 2020 — and the number of listings down by nearly 20 percent — this past December capped off a year marked by low inventory and rising costs. Homes in December hit the market for an average of $399,946, a new all-time record, surpassing the one set in June 2021. Helping to boost those numbers were 10 multimillion-dollar homes — most of which were in Memorial. Here are the most expensive ones that closed in December.


881 Country Ln. Located steps from Hunters Creek Elementary, this sprawling six-bedroom estate clocks in at nearly 10,000 square feet. It listed for $5.75 mil, and while it took nearly six months to sell, the new owners will surely be pleased to be the first to move into this Mirador-built manse. The owner’s “retreat” has a private courtyard and stunning ensuite bath — and three closets. Yes, please.

11 Willowend Dr. Also in Hunters Creek, a warm and inviting — yet 9,000-square-foot — mansion incorporates fine French details, like an imported backsplash and countertops made from French flooring in the kitchen. Also French? The doors opening from the flowing main living space out to the impeccably landscaped backyard, complete with fountain. This one took 39 days to sell, and listed for $4.85 million.

8729 Memorial Dr. This 11,585-square-foot home in Bayou Woods, with a list price of $4.88 mil, flew off the market in less than a week. The backyard boasts a huge veranda and summer kitchen overlooking the resort-style pool and poolhouse; inside, the upstairs and downstairs each boast a primary suite and spacious living room. There’s also a media room, catering kitchen and five-car garage.

11 Gage Ct. It took two months for a 2015-built Bunker Hill mansion, listed for $4.75 million, to be snatched up. Selling points include the chicly modern and thoughtful design; it’s situated on the property in a way that minimizes direct sunlight, and was built with sustainable materials. There’s plenty of room for entertaining, from the expansive yet minimalist kitchen to the “social room” across from the breezeway that opens up to the pool.

257 Mayerling Dr. A new-construction brick manse in Bunker Hill hit the market for $4.25 mil and sold less than two weeks later. A true chef’s kitchen includes a massive five-foot Wolf range and Sub-Zero fridge; the primary bath boasts floors and walls of Carrara marble and nickel quartzite. European oak floors flow throughout the 7,000-square-foot home situated on half an acre.

23 W. Rivercrest Dr. The W. Rivercrest lot on which this home sits is just a tad larger, at more than 3.75 acres. From the backyard, the views of this contemporary Allen Bianchi-designed house, with floor-to-ceiling windows and an impressive pool situ, could compete with any Hill Country vistas. It took nearly 300 days to sell at a list price of $4.5 mil.

5401 Doliver Dr. This five-bedroom French-country estate in Tanglewood reads tastefully traditional, with a stylish mix of stucco, stone, wood and iron. The lush landscaping and stately oaks welcome you home, where an under-staircase wine room, 12-foot ceilings, and vacation-worthy pool await. This one took a while to sell — 238 days, to be exact — with a list price of $4.2 million.

8854 Stable Ln. The remarkably remote, incredibly elite neighborhood of Stablewood is home to a beautiful $4.1 million Mediterranean estate that sold in just six days. The theater room, game room, a wine grotto, and a turf-covered playground for the kiddos ensure this place has something for everyone.

614 Pinehaven Dr. After about two months, a new-construction residence in Memorial, listed for $3.9 million, was off the market. A smart pairing of masculine and feminine design elements make this 7,000-square-foot contemporary abode uniqutely stylish. An abundance of natural light counters the bold yet warm slate-gray cabinets and accent walls, and upstairs, the his-and-hers baths and walk-in closet situation is enviable.

707 E. Friar Tuck Ln. Rounding out the top 10 is one last Memorial-area Mediterranean manse, with yet another lagoon-style pool and theater room. This four-bedroom, 8,000-square-foot home came in at just under $4 million, and sold after about seven months. Recent updates include an enhanced, two-story primary-suite and chicly contemporary, white-and-gold bathrooms.
